This phase concludes with the definition of objectives and the official project charter.<\/li>\n<li><strong>Project Planning:<\/strong> Next, the project plan is developed, including schedules, costs, and project scope, resource allocation, and\u2014if not already done\u2014a stakeholder and risk analysis.<\/li>\n<li><strong>Project Execution and Monitoring:<\/strong> This is followed by the implementation and monitoring of project activities. This is typically the longest phase of a project, as it is during this phase that the defined deliverables are produced.<\/li>\n<li><strong>Project Closure:<\/strong> Once the project deliverables are available, the project is accepted, documented, and the results are evaluated.<\/li>\n<\/ol>\n<ol><\/ol>\n<\/div><\/div><div class=\"et_pb_text_6 et_pb_text et_pb_bg_layout_light et_pb_module et_block_module preset--module--divi-text--default\"><div class=\"et_pb_text_inner\"><h3>5-phase model (e.g. according to PMI)<\/h3>\n<p>The 5-phase model organizes projects according to project management processes. These processes do not necessarily occur in sequence. Some must be repeated, for example, for subprojects. They may also overlap. The 5-phase structure is closely based on PMI\u2019s PMBOK\u00ae Guide, is widely used worldwide, and is often employed in large-scale projects. It consists of the following phases:<\/p>\n<ol>\n<li><strong>Initiation:<\/strong> The initiation phase is used for rough planning and the decision to start the project. In other words, the benefits are defined, feasibility is checked, a project assignment is defined and the project is formally launched.<\/li>\n<li><strong>Planning:<\/strong> Detailed planning of the project begins during the initiation phase. For example, the budget, schedule, resources and quality are planned. A work breakdown structure is defined, milestones are assigned and resources are allocated. Risks are analyzed and a communication plan is drawn up for the stakeholders.<\/li>\n<li><strong>Execution:<\/strong> The project plan is implemented during the execution phase.<\/li>\n<li><strong>Monitoring:<\/strong> Continuous monitoring and control of project activities takes place parallel to execution. This monitors whether the budget, schedule and quality are being adhered to.<\/li>\n<li><strong>Completion:<\/strong> In the closing phase, the project is ended as soon as the defined result has been delivered and accepted. Some particularly common examples include:<\/p>\n<h3>HOAI (Fee Schedule for Architects and Engineers, Germany)<\/h3>\n<p>The HOAI model divides the project process into nine service phases, which are of utmost importance, particularly in the construction industry, as they establish the contractual basis for planning services. These phases ensure transparency and facilitate project management in the construction industry. They are based on the traditional construction process and are binding for architects and engineers to ensure quality standards. The phases are:<\/p>\n<ol>\n<li>Preliminary Planning<\/li>\n<li>Preliminary Planning (Project and Planning Preparation)<\/li>\n<li>Design Planning<\/li>\n<li>Permit Planning<\/li>\n<li>Construction Planning<\/li>\n<li>Preparation for Contracting<\/li>\n<li>Assistance with the bidding process<\/li>\n<li>Site supervision (construction supervision and documentation)<\/li>\n<li>Project management and documentation<\/li>\n<\/ol>\n<h3>SIA (Switzerland)<\/h3>\n<p>In Switzerland, the Swiss standard SIA 112 defines the phase structure for construction projects and is similar to the HOAI model but adapted to Swiss requirements. This model also provides a clear structure with guidelines for architectural and engineering firms, thereby enabling accurate cost tracking and billing. At the same time, the SIA model provides detailed instructions and supports construction projects through clear guidelines to ensure compliance with quality standards and create transparent communication structures. The SIA divides construction projects into six main phases:<\/p>\n<ol>\n<li>Strategic Planning<\/li>\n<li>Preliminary Study<\/li>\n<li>Project Planning<\/li>\n<li>Bidding<\/li>\n<li>Execution<\/li>\n<li>Management<\/li>\n<\/ol>\n<h3>RIBA Plan of Work (Royal Institute of British Architects, United Kingdom)<\/h3>\n<p>The RIBA Plan of Work was developed by the Royal Institute of British Architects (RIBA) and is a widely used framework for managing the phases of construction projects in the United Kingdom. The Plan is divided into eight phases that guide construction projects from conception through to commissioning. The model establishes clear structures and roles by precisely defining each project phase. It is also regularly updated to meet the latest standards and requirements. The phases are:<\/p>\n<ol>\n<li><strong>Strategic definition: <\/strong>Clarification of the project objectives and development of the overall purpose.<\/li>\n<li><strong>Preparation and Brief:<\/strong> Development of a clear project brief and an initial planning strategy.<\/li>\n<li><strong>Concept design:<\/strong> Creation of a basic concept that visually and functionally implements the project requirements.<\/li>\n<li><strong>Developed Design:<\/strong> Further development of the concept, including technical details and budget.<\/li>\n<li><strong>Technical Design:<\/strong> Preparation of detailed technical plans that meet all construction requirements.<\/li>\n<li><strong>Construction:<\/strong> The actual construction phase in which the project is realized.<\/li>\n<li><strong>Handover and Close Out:<\/strong> Handover of the completed project to the client and closing.<\/li>\n<li><strong>In Use:<\/strong> Evaluation of the use of the building and optimization if necessary.<\/li>\n<\/ol>\n<h3>AIA (American Institute of Architects, USA)<\/h3>\n<p>The approach of the American Institute of Architects (AIA) also defines phases for the course of the project and is specifically geared towards the North American market. The AIA methodology emphasizes clear contract structures and makes it possible to precisely monitor and document the construction process. The phase structure creates a reliable basis on which clients, architects and contractors can work together efficiently. In such cases, agile methods such as <a href=\"https:\/\/parm.com\/en\/efficient-teamwork-with-scrum-principles-roles-and-ceremonies\/\" target=\"_blank\" rel=\"noopener\" title=\"Efficient Teamwork with SCRUM: Principles, Roles, and Ceremonies\">SCRUM<\/a> or Lean Six Sigma are often a better choice, as their shorter and easily adaptable planning cycles and focus on adaptability allow for a more flexible response to changes.<br \/>However, if the structure of phase-based management is required while its limitations need to be reduced, hybrid approaches can offer a solution. For example, introducing iterative cycles or agile elements such as sprints within the phases can make it easier to accommodate changes without losing the structure of the phases. Through modular project management\u2014in which the project is divided into smaller, independent modules\u2014necessary changes or new insights from one module can be immediately incorporated into the planning of other modules without having to halt the entire project. Flexible milestones (conditional milestones) or gates serve as dynamic decision points, so that when a milestone is reached, an initial assessment is made to determine whether the next phase can begin immediately or whether adjustments are necessary.
